The Typical Sales Process

Using the Right Listing Agent

Not all real estate agents bring the same level of experience, knowledge, and skills to the table. You want your home listed with a local agent who specializes in your area and property type — someone with the knowledge to understand current market trends and the skills to negotiate on your behalf throughout the entire process.

Preparing to Sell

Before listing, your realtor will help you analyze market trends and prepare your property. Consider your asking price in relation to current inventory, average days on market, and your timeline. Address any renovations or repairs that could affect your home's value and competitiveness.

Listing Your Property

Once preparations are complete, your realtor adds your property to the MLS. Choosing the right asking price is critical — list too high and it may sit; list too low and you leave money behind. We analyze the market and comparable properties to arrive at the right number.

Showings & Open Houses

Receiving & Accepting Offers

When an offer arrives, you can accept it, counter it, or reject it. Negotiations continue until both parties are satisfied. Even after an offer is accepted, backup offers can be received in the event a deal falls through.

Inspection Period & Escrow

During escrow, the buyer places a deposit to show good faith and completes an inspection and appraisal. All documents and disclosures are reviewed. The buyer proceeds as long as no material issues arise and all contingencies are met.

Moving Out & Maintaining the Property

The seller is expected to be fully moved out and maintain the property in the same condition as when the buyer agreed to purchase — right up to closing. Any agreed-upon repairs must be completed before the final walk-through.

Final Walk-Through

Just prior to closing, the buyer inspects the home one final time. They confirm the property is maintained, repairs are complete, and nothing was damaged during the move. Walk-throughs are typically scheduled 24–48 hours before closing.

Closing on the Property

At closing, the seller signs the deed over to the buyer, all balances are transferred, and closing costs are paid. You have officially sold your property — congratulations.
